Shared ownership resales are homes that a current owner bought new from us or as a resale, and now wishes to sell on. The principle is the same as buying a new home through shared ownership, but you must purchase at least the share that the seller currently owns on the existing lease.

Shared ownership explained
Shared ownership is a government-funded, low-cost home ownership scheme that aims to help people who want to own their own home, but can’t afford to buy one at full value
Part buy/part rent
You buy a percentage of a home, and pay a below-market-value rent on the share you don’t own (which is owned by the housing association). It's your home to live in, decorate how you want, and decide when to sell.
Shared ownership homes are offered by housing associations and some local councils. All shared ownership homes are leasehold properties.

Buying a percentage share means you pay a smaller deposit and smaller mortgage.
You can increase how much you own
- Usually, you can also carry on buying shares, although lease restrictions may apply when buying a shared ownership home in a rural area.
- These often include being able to only purchase up to 80% of the home and also needing to have a local connection to the village.
What it costs
- You’ll need to get a mortgage or use savings (depending upon your circumstances) to purchase your share.
- To ensure homes are priced fairly, all valuations are carried out by RICS surveyors.
- On some sites, a service charge may also be payable to cover the costs of things such as communal landscaping, cleaning and lighting.

Most of the homes we provide are subject to 'Section 106' planning agreements, which ensures that affordable homes are prioritised for local people.
This means you will normally need to have a connection to the village, parish or district - such as live there, work there, or previously lived there.
Each affordable housing scheme has an individual Section 106 agreement, which specifies how long the local connection must be.
