Over time your rented home will need maintenance, improvements, or upgrades (for example a new kitchen, bathroom, heating systems, windows and doors) to keep it in good condition and to ensure it’s comfortable and energy efficient.
We call this 'planned improvements' or 'planned maintenance'.
How planned improvements are managed will depend on whether your home is owned by us, or by emh.
If you live in a home owned and managed by Peak District Rural Housing Association
We’ll assess the condition of your home about every five years, by carrying out a 'stock condition survey'.
The survey checks the condition of each room and any external areas, so we can plan when improvements and replacements need to be carried out.
Upgrades include:
- kitchen replacements
- bathroom replacements
- heating system updates
- roof refurbishment
- windows and doors replacement
- painting external woodwork.
When your home is due for a stock condition survey, we’ll get in touch to arrange an appointment and explain more about what’s involved.
We also have a programme to improve energy efficiency of our homes. See the 'Energy efficiency upgrades – government funding' section below.
We’ll contact you before any work planned for your home, to let you know:
- what work we’re planning
- when it’s likely to happen
- who your contact will be
- which contractor will do it.
We normally let you know by email (or by post if we don't have an email address for you).
The contractor will contact you with more information, giving at least two weeks’ notice before work is due to begin.
We're improving the energy efficiency of homes thanks to ‘Social Housing Decarbonisation Funding’ from the government.
Which homes are included
We're upgrading homes with the lowest energy performance certificate (EPC) ratings first.
Upgrades include:
- replacing inefficient heating systems with air source heat pumps
- installing solar panels with battery storage
- increasing loft insulation and cavity wall insulation (if needed).
These improvements make homes warmer, cut energy bills and improve the comfort, health and wellbeing for residents.
Future plans
With new funding secured in April 2025, we're continuing to upgrade homes so that all properties have a minimum Energy Performance Certificate (EPC) of band C by 2030.

If you live in a home that we manage on behalf of emh, emh are responsible for planned maintenance to your home.
