Why you need our permission
You need our permission to make sure the work you're planning to do:
- is safe
- does not cause a nuisance
- meets building standards
- does not breach your lease, restrictive covenants or planning agreement.
We won't refuse permission without a good reason, but we may give permission with special conditions about the standard of the work.
We may need to visit your home to assess the work being undertaken.
Restrictions on improvements
Before we can give approval, we will need to check your lease, restrictive covenants and planning agreements.
- Restrictive covenants may have been applied to a scheme about improvements (such as conservatories or sheds).
- The work may also be subject to local authority planning and building regulation consent. It’s your responsibility to ensure that these are obtained.
- You'll also need our permission (and for some homes planning permission) to install a satellite dish.

Decorating your home
You can decorate the inside of your home without our consent (in accordance with your lease).
If you move out
If you’ve made any alterations or improvements too your home, please check with us to see if you need to leave them in place or return the property to its original condition before you leave.
- Any missing fixtures will need to be replaced.
- Any work needed to get your home back to its original state must be carried out by a professional tradesperson (for example, a Gas Safe registered engineer for gas appliances/installations).
If you owe us rent payments
If you owe us rent or service charges, you'll need to pay the arrears first before we'll consider your request for improvements or alterations.
